Anderson County SC Real Estate Market Report July 27 2014

Time to look at what happened this week in Anderson County South Carolina real estate:

19 Homes Sold in Anderson County

There were 13 homes in Anderson, 1 in Belton, 1 in Honea Path, 1 in Pendleton, 2 in Townville and 1 in Williamston reported as sold this week.

14 single family homes, 2 condos, 2 mobile homes and 1 town home were reported as sold this week.

The average price of the homes reported sold this week was $145,226.

The median price of the homes reported sold this week was $129,000.

The average days on market was 133.

Remember this is for only 1 week and 19 homes!

Because these statistics are for only one week and all of Anderson County, it may not tell you what is possible for a specific home.

Least Expensive Home Reported Sold in Anderson County

The least expensive home reported sold this week was a 1246 SF 2 bedroom 1 bath home on less than 0.49 acres in the city limits of Anderson. It sold for $22,000 CASH after being on the market for 348 days. Originally listed at $39,900.

Not a foreclosure despite the super cheap price. Which should tell you something. As I always say, if a home is super cheap there is ALWAYS a reason why. Despite being in decent condition, there were other reason why this home sold cheaply in my opinion.

This home is located in an area that many buyers would not be interested in.

And this home has only has 2 bedrooms.

Combine these 2 factors and it should explain why it sold for less than many people paid for their car.

Most Expensive Home Reported Sold in Anderson County

The most expensive home reported sold this week was a brick 3500 SF 4 bedroom 3 bath home on 1.3 acres in Anderson. It sold for $355,000 CASH after being on the market for 267 days. Originally listed at $378,000.

Very nice home in the Hanna, McCants, North Pointe school district. 3 car garage. Stainless appliances and Corian counter tops in the kitchen. Sun room. Bonus room over the garage. Fenced back yard. Formal dining room.

Sold Deal of the Week in Anderson County

In my opinion, the best deal of the homes sold this week was a brick 1600 SF 3 bedroom 2 bath home on less than 0.49 acres in the city limits of Anderson. It sold for $97,500 after being on the market for 35 days. Originally listed at $100,000. The seller paid $1600 of the buyer’s closing costs.

Hanna, McCants, Concord schools. 2 car attached garage. Stone fireplace in the great room. Formal dining room. Private patio and storage building. Great convenient location.

Today there are 26 homes listed as a short sale in Anderson County.

Inventory and Absorption Rate in Anderson County

Today there are 1526 homes for sale in Anderson County.

If homes in Anderson County continue to sell at the same pace and no more homes hit the market, it will take 562 days to sell all the available homes. This statistic is for all homes in Anderson County and based only on this week’s activity.

Depending on the home/location/price range, this may not tell you what is possible or realistic for a specific home! It could be better or worse!

New Listings in Anderson County

There were 56 new listings to hit the MLS this week in Anderson County.

This Week’s Hot New Listing in Anderson County

The best deal in my opinion of this week’s new listings is a brick 1780 SF 3 bedroom 3 bath home on 0.37 acres in Anderson. It hit the market at $149,900.

Great location in established neighborhood. Hanna, McCants, Concord schools. Older home but it has been totally renovated. You are getting the best of both worlds here with the location and the stylish updates. Plus the yard has mature landscaping yet is less than 0.5 acres. New gas heat/central air in 2011, new vinyl windows in 2014, granite counter tops and tile backsplash in the kitchen. Fresh paint too.

I could go on and on about this one. I would expect it to sell quickly based on the price, location, condition.

Looking Forward

27 homes were reported as going Under Contract (Pending) this week.

Currently there are 245 homes in the MLS with an Under Contract (Pending) status.
